Assignments
Appraisal assignments will be sent through the Mercury Platform from HVCC Appraisal Ordering. The order will show the property address, contact information, fee to be paid to appraiser, special instructions, and client/lender name and address to be on report.
Appointments & Scheduling
After acceptance of assignment you are required to contact and schedule the inspection with 24 hours. You must update HVCC Appraisal Ordering in the system with the time and date of scheduled appointment. We require excellent communication from our appraiser’s and expect updates regarding the appraiser’s progress at all times.
Completion & Delivery
All assignments must be delivered within 2 days of inspection. You are required to contact HVCC Appraisal Ordering if you are not able to complete the assignment in the required time frame. Failure to complete assignments in the required time frame may result in a reduction of future assignments.
Quality
HVCC Appraisal Ordering includes appraisers with over 50 years experience and we understand that each assignment/situation is unique. There are situations and complex assignments which may be take additional time and or effort. We expect proper communication in relation to any delays and or problems that may arise during the appraisal process. You, the appraiser, must update the assignments through our web site to insure quality communication with our lender clients.
Payment
When you receive an appraisal assignment from HVCC Appraisal Ordering we have already secured payment from the originator. DO NOT discuss Fees, Time Frames, Values, etc. with the borrower or anyone else involved with the property transaction. Payments will be made to you, the appraiser, within 30 days after report delivery.
Report Delivery
Once the appraisal assignment is complete, the report must be uploaded through the ordering system for quality control. We require the entire form be uploaded including body of report, digital photos, signatures, sketches, maps, etc. We require our appraiser’s to attach thier current license/certification and E&O insurance to each report. DO NOT INCLUDE AN INVOICE within the appraisal report.
Conditions
If any quality control conditions arise for any completed appraisal assignments, as well as any underwriter or review conditions, you, the appraiser, will be notified immediately. We expect all conditions be given the highest priority. We expect the conditions and revised appraisal report be uploaded to HVCC Appraisal Ordering with 24 hours of receipt. Please if you cannot uphold to this time frame contact HVCC Appraisal Ordering immediately with reasons for delay and estimated time of delivery. All changes and or corrections should be noted in BOLD in the appraisal report.
Licensing, E & O, And Certification
HVCC Appraisal Ordering expects all appraisers be licensed/certified within the state you accept appraisal assignments. Our clients expect the best from our appraisers, therefore, complete all assignments with the highest of due diligence. We require that all appraisers carry a minimum of $1,000,000 of E & O insurance and be state CERTIFIED with a minimum of 5 years experience or LICENSED with at least 8 years experience. We expect the appraiser to be in compliance with the regulations set forth within the state you are appraising. In addition, we expect all USPAP Sandards to be upheld within each report. It is the appraiser’s responsibility to update information for their license and E & O renewal in order to keep your approval status with HVCC Appraisal Ordering. Due to the high standards that our clients expect we do not accept trainee licenses.

As an appraisal management company, we at HVCC Appraisal Ordering will not to release your contact information to the broker/originator. If you receive a call from a loan officer/originator please contact HVCC Appraisal Ordering immediately so we can take the appropriate steps to prevent this from occurring again.
